Elevator Service Interruptions Ongoing
Parkchester South Condominium is upgrading services on all its elevators with a video-audio life safety system. Residents and guests will experience elevator service interruptions as we install communications cable and system components. In buildings with dual elevators, only one elevator will be placed out of service at a time.

This is an ongoing project that will impact all of our 142 elevators in all 116 residential buildings through the spring of 2012. Additional service interruptions will be announced on this website and posted in the affected buildings. There should be no service interruptions evenings, weekends or holidays.
NYC Local Law 11 Inspections - Cycle 7
NYC Local Law 11 Cycle 7 inspections will begin Tuesday, January 17, 2012 and continue into February. Unlike past inspections that required the erection of suspended scaffolding, the contractor, Hobo Construction, will deploy a Genie Z135 articulating telescopic mobile boom (see below) to increase the rate and lessen the time needed to perform these inspections. We expect that this project will be minimally disruptive but will likely require the diversion of some pedestrian and vehicle traffic as the inspections take place. Parking may be restricted in certain areas as well.
These inspections are mandated for all buildings in the city over six stories in height in 5 year cycles. An engineer will be surveying the buildings for anything that could fall from the building including but not limited to the parapet, window lintels, decorative structures, façade and air conditioner installations. Suspended scaffolding may be required to make the necessary repairs.
Listed below is a schedule of buildings to be inspected using the Genie Z135. Expect diversions of pedestrian and vehicle traffic adjacent to the builidngs being inspected as well as the possibility of parking restrictions.

Contracts have been awarded to perform roof replacement and to address any water infiltration issues on or around the bulkheads, parapets and drains at the location listed below. Work will be proceeding in December of 2011 and into the spring as weather permits. Residents can expect scaffolding to be erected around select areas of these buildings. The work is under the supervision of Merritt Engineering.

Archer Road Parking Restriction - November 2nd
There will be no parking on Archer Road on Wednesday, November 2nd from 8:00 AM to 4:30 PM to allow for tree removal and pruning necessitated by damage from the recent storm. Any vehicles not removed will have to be towed to allow the work to proceed.
Water Shutoff - Metropolitan Avenue, Wood Road, Wood Avenue- October 31st
The New York City Department Design and Construction's Field office has informed us that water will be shut off on October 31st from 10:00 AM to 2:00 PM in the W9, W10, W11 and W12 clusters. These clusters include the following residential buildings:

Restrictions to Curbside Parking, Lane Closure and Water Main Replacement
On Metropolitan Avenue between Wood Avenue and Hugh J. Grant
On/or about Tuesday, October 11th and for approximately 2 weeks (weather permitting) from 7:00 am to 6:00 pm replacement water main work will occur on Metropolitan Avenue between McGraw Avenue and Metropolitan Oval. Due to this construction work a southbound lane of Metropolitan Avenue between Metropolitan Oval and McGraw Avenue and a northbound lane of Metropolitan Avenue between McGraw Avenue and Yankee Mall will be closed.
- Water service will be interrupted.
- Lane closure will be in effect.
- Parking Restrictions during the day will be in effect and “No Parking” signs will be posted
throughout affected area. Vehicles found in violation of the signs will be towed. - Emergency vehicle access will be maintained at all times.
- All travel lanes will be restored, during non-construction hours, daily.
- Pedestrian access will be maintained at all times.
- Certain operations may be noisy; DDC will monitor operations and work within the DEP Noise code regulations.
- Gas, electric, telephone, and cable services will not be interrupted.

Hurricane Irene - Preparedness
The Condominium has already put into effect its emergency procedures. The staff has met and assigments distributed. All construction will be halted, contractor cooperation has been confirmed and secure measures completed by Friday. The storm is being monitored, please do the same and make sure you have batteries and flashlights, keep windows closed during any high winds and remove all potted plants, furniture and tents from terrace locations. The New York City Department Design and Construction's Field office has informed us that water will be shut off on July 13th and July 14th from 8:00 AM to 5:00 PM from Metropolitan Avenue between 1491-1409 on both the Metropolitan Avenue and West Avenue side. Based on the last water shut off, Parkchester South Condominium recommends that you take steps to have water stored in potable containers or a quantity of bottled water on hand should unforeseen circumstances prevent the restoration of water as scheduled and/or additional days of shut off are needed without additional notice provided.
NYC Local Law 11 Inspections Parkchester South Condominium is getting underway with Cycle 6 of the New York City Local Law 11 inspections. Scaffolding will be erected and work on the exterior structure will take place. These inspections are mandated for all buildings in the city over six stories in height in 5 year cycles. An engineer will be surveying the buildings for anything that could fall from the building including but not limited to the parapet, window lintels, decorative structures, façade and air conditioner installations. Corrective action is taken which means erecting scaffolding to make the necessary repairs. Management is also coordinating water infiltration repairs with this work to take advantage of the scaffolding erected so that scaffolding is not paid for twice for different repairs. Water Shutoff - West Section - June 13th
The New York City Department Design and Construction's contractor for the Center Island Renovation Project has informed us that water mains will be shut off on June 13th for nine hours between 8:00 AM to 5:00 PM and that water will be restored at the end of the work day. This shutoff is for a major portion of the West Section in the South and parts of the North Condominium. The following clusters and addresses are scheduled to be impacted:

DDC Notice - Restrictions to Parking And Lane Closure

Residents will find the information on parking restrictions and lane closures particularly useful during this contruction period.
Waterproofing - Multiple Locations
DF Restoration, Inc., Hobo Construction, Inc. and Cercone Exterior Restoration Company have been awarded contracts to perform waterproofing work at the locations listed below. The work is proceeding now. Some of the work also includes repairs to the facade and residents can expect scaffolding to be erected around select areas of these buildings. The work is under the supervision of Merritt Engineering and will address water infiltration issues at these locations. Merrit Engineering and Parkchester South Condominium's Waterproofing Department are actively inspecting additional locations with work planned but with contracts not yet awarded. Work will continue at these and other locations to be announced throughout 2011 as long as weather permits.

The New York City Department of Design and Construction (DDC) has announced that beginning the week of April 18th reconstruction work will begin on the Unionport Road from East Tremont to Metropolitan Oval. The work will continue Monday through Friday from 7:00 AM to 6:00 PM. This work is to reconstruct the center islands and to replace the sewer, catch basins and water mains.
