Condominium Unit Owners are responsible for most interior apartment repairs except common element items. Residents who lease and rent from a Unit Owner should contact the Unit Owner for interior repairs. Common elements are considered those items outside of the individual unit or apartment such as hallways, the apartment door, windows and most locks, elevators, all exterior structural components and all outdoor areas. Toilets are flushometer type and are considered common elements as well as are all behind the walls plumbing pipes and electrical wiring. Under sink drain lines, plumbing fixtures, light switches, mounted ceiling fans and interior apartment lights are not considered common elements.

All residents can contact the Service Department for emergency repairs resulting from a water or sewer line pipe break; interruption in water, heat or electrical services; or sewer line stoppage.

All common area repairs will be made at no additional cost and are included in the common charges. Parkchester South Condominium maintains a skilled unionized staff including electricians, plumbers, painters, carpenters and locksmiths and can perform non-common area repairs or installations for a very reasonable fee. To insure proper warranty and certification of the work as well as insurance and liability requirments, arrangements for those repairs can only be made through the Service Department. Private arrangements with members of staff are prohibited and a violation of our Rules and Regulations and Employment policies.

Although residents interact directly with our Service Department, it is our Operations Department that provides the service directly to our residents. In addition to skilled trades and construction staff, the Condominium employs highly competent and proficient Porters and Groundskeepers.

Parkchester South Condominium also operations the 4th largest high pressure steam plant in the metropolitan area supplying heat and hot water to both the South and North Condominium, its combined 12,000 apartments and over 75 commerical enterprises. The plant and heat control stations are maintained by licensed Operating Engineers and Heat Control Mechanics.

We also employ a professional staff of property managers and licensed managers in certain specialties such as Electrical and Steam Plant operations.
